WELCOME HOME PROGRAM

The Welcome Home Program is Lawrenceville Housing Corporation's homeownership program for low- to moderate- income home buyers.
Welcome Home Program Introduction


The Welcome Home Program offers mortgage assistance in the form of a 0% interest loan to qualified first-time home buyers who purchase affordable homes in Gwinnett County. The amount of assistance is dependent on household income and it ranges between $14,975 and $22,500.

 

The program participant benefits by purchasing a house that is newly constructed or substantially rehabilitated. This process ensures that the homeowners may not face costly home repairs during their first years of ownership. 

 

The additional benefit is that LHC offers mortgage assistance in the form of a second soft loan that will be provided by Gwinnett County, and funded by Department of Housing and Urban Development’s (HUD) HOME or NSP programs. The soft loan is interest free and is recaptured only if the Gwinnett County’s affordability requirement is not met, or when the home is no longer owner-occupied. No scheduled payments are required on the LHC Welcome Home Program during the affordability period.  If the home buyer occupies the home purchased with HOME funds as their principal residence for the duration of the pre-determined affordability period, the loan is satisfied and no repayment to Gwinnett County is required.

 

How to Submit an Offer


Before submitting an offer, take the following questionnaire to determine whether you qualify:


  1. Are you a first time home buyer (not owned a home in past three years)?
  2. Can you qualify for an FHA or VA fixed-rate mortgage?
  3. Have you completed an 8-hour pre-purchase counseling class provided by any HUD-approved Housing Counseling Agency and receive a Certificate of Completion. Click here for a list of approved agencies.
  4. Can you contribute 1% of the home's price as a down payment towards the purchase of the house?
  5. Will you be occupying the house as your main residence for the next ten years?
  6. Is your DTI < 43%?
  7. Do you earn no more than 80% Area Median Income (AMI)? Click here to check the most up to date income limits.
     

Answering the Questionnaire:


  • If you answered YES to ALL of the above questions, then you are ready to submit an offer.
  • If you answered NO to ANY of the questions, you are not eligible for our program.

  • Pre-approval letter from financial institution 
  • Pre-application 
  • Credit scores from three credit reporting agencies
  • Proof of 8-hour HUD housing counseling course (certificate of completion OR proof that you are registered to take the course)
